Who Is Trillium Diversified Services?

Trillium Diversified Services, L.L.C. is Southeast Michigan’s trusted specialist in the cleaning and sealing of brick pavers, stamped concrete, natural stone, and vertical hardscape surfaces. Since 1997, Trillium has served residential and commercial clients across Livingston County, Oakland County, and Wayne County, offering unmatched quality and attention to detail in hardscape maintenance. From sealing brick paver patios in Novi to restoring natural stone walkways in Northville and protecting stamped concrete driveways in Plymouth Township, we bring industry-leading techniques to every job—backed by nearly 30 years of local experience.

How Did Trillium Start?

The company was founded in Oakland County, Michigan in 1997 with a used Chevy Astro van, a $500 loan from Grandma, and a strong work ethic rooted in family support. A year later, a gifted tool shed provided the first dedicated storage location. From these humble beginnings, Trillium began offering premium hardscape surface cleaning and sealing services in early markets like Farmington Hills, Livonia, and South Lyon, quickly gaining a reputation for excellence and reliability.

What Key Milestones Shaped Trillium’s Growth?

Trillium’s success has been built on a mix of innovation, persistence, and specialization in hardscape maintenance:

  • 1997 – First business license registered in Oakland County; Trillium begins operations in communities like Wixom, Brighton, and Canton.
  • 2000 – Storage capacity grows with the addition of a custom-built tool shed, enabling support for more complex sealing projects.
  • 2001 – Trillium becomes an LLC and expands its service area across Wayne County and Livingston County.
  • 2002 – The company leads the industry by adopting polymeric jointing sand and developing an airless spray method for sealant application—ideal for stamped concrete, brick pavers, and natural stone.
  • 2005 – Trillium launches its own mobile job management platform, allowing real-time quoting, wireless invoicing, and efficient project tracking throughout communities like Northville Township, Plymouth, and Brighton Township.

What Sets Trillium Apart?

Unlike general contractors or pressure washing services, Trillium exclusively specializes in cleaning and sealing hardscape surfaces. That means every team member is trained to protect and preserve materials like decorative concrete, brick pavers, and vertical wall brick with the most advanced equipment and techniques available. Why should I clean and seal my brick pavers?
Cleaning and sealing brick pavers is essential for preserving their beauty and durability. Over time, pavers can become stained by oil, rust, dirt, mold, or mildew, and their color can fade due to sun exposure. Sealing helps lock in the natural colors and creates a protective barrier that repels water, resists stains, and prevents weed growth between joints. It also reduces erosion of the sand base and stabilizes the paver structure. A properly maintained sealed surface not only looks better but can also increase your property value and save money on repairs down the line.
How often should brick pavers be sealed?
Typically, brick pavers should be sealed every 2 to 3 years. However, this can vary depending on the type of sealant used, weather conditions, traffic levels, and how well the area is maintained. In areas with high sun exposure, heavy rain, or frequent foot and vehicle traffic, you may need to reseal more often. If your pavers look dull, feel porous, or show signs of staining and weed growth, it’s probably time for a fresh seal. Regular inspections can help you stay ahead of damage and keep your pavers protected year-round.
What’s involved in the brick paver cleaning process?
The process begins with a thorough surface inspection to identify problem areas. Next, we use high-powered surface cleaners and safe, eco-friendly detergents to remove built-up grime, mold, algae, and old sealant layers. In some cases, a soft wash or pressure wash technique is applied to target stubborn stains. Once cleaned, we allow the pavers to dry completely, ensuring moisture doesn’t get trapped under the new sealant. Finally, we apply a premium-grade sealer, which enhances the pavers’ color, adds a subtle sheen (if desired), and protects against future damage.
Will sealing make my pavers slippery?
Sealing does not inherently make pavers slippery, especially when the correct type of sealer is used. We choose sealants that are specifically designed to provide a natural finish with minimal gloss and maximum grip. For areas around pools, driveways, or patios where slipping might be a concern, we can also include a non-slip additive in the sealant. This ensures a safe surface for walking or driving—even when wet—without sacrificing appearance or durability.
How long does the sealing process take?
Most residential sealing projects can be completed in a single day, depending on the size and condition of the area. After sealing, we recommend allowing 24–48 hours for the surface to dry thoroughly before regular foot traffic resumes. For vehicle traffic, it’s best to wait a full 72 hours to allow the sealer to cure completely. We always provide detailed care instructions after service to ensure you get the most out of your investment.
